For accredited investors
Investalongsideus.
From time to time, American Hard Money, LLC invites accredited investors to participate in individual loans we make. These are short-term, first-lien, business-purpose loans secured by investment real estate in Texas, Connecticut and Florida.
Our three rules
We keep at least half
American Hard Money retains at least 50% of every loan it participates. Our own capital sits in the same loan, on the same terms, as yours.
We service every loan ourselves
We collect payments, manage renovation draws, watch the project and handle any default in-house, from closing to payoff.
We never sell or transfer
We do not sell our loans outright, and we do not hand servicing to a third party. The people you speak with are the people managing the loan.
How it works
Participations are offered one loan at a time. Each opportunity comes with its own documents describing the property, the borrower’s plan, the loan terms and your share. Participants receive their share of the interest the borrower pays, as set out in the participation agreement for that loan. Nothing is final until those documents are signed.
Who can participate
Participations are open only to accredited investors, as defined in Rule 501(a) of Regulation D under the Securities Act of 1933. As of October 2026, an individual generally qualifies by meeting any one of these tests:
- Income: more than $200,000 in each of the past two years, or more than $300,000 together with a spouse or spousal equivalent, with a reasonable expectation of the same this year.
- Net worth: more than $1 million, alone or together with a spouse or spousal equivalent, not counting the value of your primary residence.
- Professional license: a Series 7, Series 65 or Series 82 license in good standing.
Certain entities also qualify, including trusts and other entities with more than $5 million in assets or investments that were not formed to make this investment, and entities in which every equity owner is an accredited investor.
We offer participations under Rule 506(c) of Regulation D, which requires us to verify that every participant is accredited. If we move forward together, you will need to provide documentation before you participate, such as tax returns or W-2s for the income test, recent account statements for the net worth test, or a written confirmation from your CPA, attorney or registered investment adviser.

Read this first: the risks
Participating in a private real estate loan is speculative and involves a high degree of risk. Invest only money you can afford to lose entirely, and be prepared to lose it.
- You could lose your entire investment. Borrowers can default. After foreclosure costs, taxes, repairs and delays, the property may sell for less than the amount owed, and you may recover little or nothing.
- Returns are not guaranteed. Interest may be paid late, reduced or not paid at all. Past results on any loan, including ours, do not predict future results.
- Your money will be tied up. There is no market for participations, and you generally cannot withdraw early. Repayment can take longer than the stated loan term.
- No insurance or government protection. Participations are not bank deposits and are not insured by the FDIC or any government agency.
- We make the decisions on the loan. As lender and servicer, American Hard Money decides on extensions, modifications and enforcement. Our interests may differ from yours.
- No regulator has reviewed this. Participations are not registered with the SEC or any state securities regulator, and no regulator has approved them or reviewed this page.
